Planning in Ipswich

A Local Strategy for Applications, Appeals and Development Sites

The Ipswich Local Plan Review 2018–2036 was adopted on 23 March 2022 and provides the current strategic and development-management framework for the Borough.

Depending on the site, planning issues can include design quality, heritage and conservation, neighbouring amenity, highways, flood risk, housing delivery, changes of use and the relationship of development to the wider Ipswich Strategic Planning Area.

Ipswich also has an HMO Article 4 Direction covering defined parts of 12 wards. In those areas, proposals to change a dwellinghouse from Class C3 to a small HMO in Class C4 require planning permission rather than relying on the usual permitted development right.

Our approach is to review the planning history, identify the policies and constraints that genuinely matter, and then advise on the strongest route before you commit to drawings, surveys or a formal submission.
