Can I object to a planning application?
Yes. Any individual, business or organisation can submit a planning objection while an application is under consultation. Objections must be made within the specified consultation period.
What are valid reasons to object to a planning application?
Planning objections must be based on material planning considerations, which can include:
impact on residential amenity (loss of light, privacy, noise)
design, scale and character
highway safety and parking
heritage or conservation impact
flood risk or drainage
conflict with Local Plan or national policy

What are material planning considerations?
Material considerations are factors that the council must take into account when deciding an application. These are rooted in planning law, policy and guidance rather than personal opinion.
Can loss of light be a reason for refusal?
Yes. Loss of light or overshadowing can be a valid planning objection where it causes unacceptable harm to neighbouring amenity, particularly to habitable rooms or gardens.

Can loss of privacy be a planning objection?

Does the council have to consider my objection?
Yes. All representations received within the consultation period must be considered by the council. However, the decision will be based on planning merits, not the number of objections received.
Can planning objections stop a development?
Objections can influence the outcome where they identify genuine policy conflicts or unacceptable impacts. However, not all objections will lead to refusal.
Professional, policy-led objections tend to carry greater weight.
Can residents object as a group?
Yes. Group or community objections can be effective where they are well-coordinated and clearly structured around planning policy and evidence.
What happens after I submit a planning objection?
